Citect Runtime very slow to start on VM

Citect 2018 R2

Host: Processor 11th Gen Intel(R) Core(TM) i7-1185G7 @ 3.00GHz, 1805 Mhz, 4 Core(s), 8 Logical Processor(s), Installed Physical Memory (RAM) 32.0 GB
VM: OS Name Microsoft Windows 10 Enterprise, Version 10.0.19045 Build 19045

Citect runtime takes 2+ mins to start up the processes and Client.

Citect studio is fine, and once it is running, the runtime works without issue.

Any advice?

Also,
runs without issue on Host machine and on Site installed Server

If you search the knowledge base for "slow citect startup", there are several articles that may apply (some are for older releases). I would especially look at whether the VM has the same network(s) available as the Citect server (TN30293).
